Robert C. Giles, PE, RS

President

Bob is a registered professional engineer in North Carolina, South Carolina and Virginia. He received his B.S. degree in Engineering from Duke University. He has more than 25 years of combined experiences in Property Condition Assessments, environmental engineering, Reserve Studies, structural evaluations & design, site drainage, conceptual studies and construction monitoring.

Bob has been providing commercial real estate due diligence services for over 25 years. He has performed Property Condition Assessments and Phase 1 Environmental Site Assessments for hundreds of properties including 30+ story buildings, 1 million+ square foot manufacturing warehouses, 250+ unit apartment complexes and large tracts of undeveloped land.

Bob has also earned Community Associations Institute’s Reserve Specialist (RS) designation. The RS designation is awarded to experienced, qualified professionals who help community associations plan for the long-term repair and replacement of major components.

Kevin R. Giles, RS

Director of Operations

Kevin received his B.S. degree in Business Management with concentrations in Finance and Operations from North Carolina State University. Kevin has worked with hundreds of community associations with Reserve Studies, Transition Studies and construction management. Kevin has also assisted with numerous commercial real estate evaluations including Cost Segregation Studies, Property Condition Assessments and Phase 1 Environmental Site Assessments. Kevin has a broad range of experience including building material manufacturing, commercial building renovation and construction, commercial building maintenance and residential construction and renovation.

Christopher Flythe, PE, RS

Principal Engineer

In his current role, Christopher utilizes his technical expertise to inspect and evaluate building and site conditions for community associations, homeowners, and commercial properties. He has performed numerous reserve studies and transition studies for townhomes, condominium complexes, high-rise residential units, single family homes, and mixed-use developments. His due diligence experience includes Property Condition Assessments, Phase 1 Environmental Site Assessments, and site/civil engineering services. Christopher also performs drainage, asphalt and concrete paving evaluations, development of design and specifications, bidding, and construction monitoring projects for a wide range of properties. His background includes over 15 years of site and civil engineering experience which is invaluable for helping owners with difficult drainage and/or erosion concerns. He has helped hundreds of property owners by providing forensic engineering and structural evaluations and design services. Christopher also provides expert witness and support services for capital reserve and site/civil engineering related litigation.

He is a registered professional engineer in North Carolina, South Carolina, and Virginia, and received his B.S. degree in Construction Engineering and Management from North Carolina State University.

Tyler Hall, MCE, PE, RS

Regional Engineering Manager – Charlotte Branch Office

Tyler is a registered professional engineer in North Carolina, South Carolina, Texas and Tennessee. Tyler received both his B.S. degree and his Masters degree in Civil Engineering from North Carolina State University. Tyler has extensive experience in working with community associations including reserve studies, transition studies, construction administration and engineering consulting. Additionally, Tyler has years of experience in structural engineering design of commercial and residential buildings, including new construction and renovations.

Zach Shepherd, PE

Regional Engineering Manager – Virginia Beach Branch Office

Zach received his B.S. degree in Civil Engineering (Structural concentration) from North Carolina State University. With experience in Structural and Forensic Engineering, he has provided engineering inspection and consultation services for a wide range of commercial and residential projects. In addition to structural inspections and evaluations, Zach has experience in residential design in new home construction for single family and townhome structures.

Brent Blackburn, PE

Project Manager

Brent has more than 15 years of experience in engineering, design and analysis of building systems within commercial and industrial facilities including hospitals, office buildings and institutional facilities. Brent’s formal education at Kansas State University involved an encompassing degree program focused on the building specific engineering disciplines including electrical and HVAC components with an emphasis on structures. In addition to design and analysis, Brent has spent a significant portion of his career in the field reviewing the installation of engineered designs to ensure they are compliant with the design specifications and drawings. Brent also performs Environmental Site Assessments and Property Condition Assessments with respect to site, building envelope, structural, mechanical, electrical and ADA issues on a variety of properties.

Andrew Crook, MCE, PE, RS

Project Manager

Andrew received his B.S. degree in Architectural Design from Clemson University, and his Master of Civil Engineering degree (Structural concentration) from North Carolina State University. He has experience in Civil, Structural and Forensic Engineering, and has provided engineering, consultation and nondestructive testing services for a variety of commercial, industrial and residential projects of varying size and scope. Andrew’s structural forensic background includes evaluations of existing structures which have varying levels of structural distress, including cracks and spalls in concrete, corroded structural steel, waterproofing failures, and distress due to design or construction flaws. Andrew also has previous experience in geotechnical engineering and construction materials testing.

Terry Smull, PE, RS

Project Manager

Terry received his B.S. degree in Civil Engineering from The University of Vermont. In addition to extensive experience in residential structural evaluations and structural engineering design, Terry has years of experience as an environmental/civil engineering working on various utility projects.

Harrison Luttman, PE

Project Manager

Harrison received his B.S. degree in Civil Engineering (Structural concentration) from North Carolina State University. In addition to extensive experience in residential structural evaluations, Harrison has experience in the structural engineering design in new home construction.

Richard S. Holt, PE

Project Manager

Richard received his B.S. degree in Civil Engineering from North Carolina State University. Richard has several years of experience conducting structural evaluations for residential and commercial properties, as well as structural engineering design of new commercial and residential structures. In addition to evaluations and design of commercial and residential structures, Richard has experience in engineering design of large foundations, retaining walls, heavy timber, pedestrian bridges, and roadway bridges.

Sean Casady, PE

Project Manager

Sean received his B.S. degree in Civil Engineering from North Carolina State University. Sean has performed ASTM tests on various building envelopes, performed engineering site visits, developed roof plans, designed wall sections and has experience with concrete seismic loading. Sean has several years of experience working with residential and commercial construction companies with framing, roofing and foundations.

Project Engineer

Matt is a military veteran that received his B.S. degree in Civil Engineering from North Carolina State University. Matt has several years of prior construction experience both during his time in the service and surrounding years in residential construction. Matt has experience in residential structural inspections and evaluations, as well as residential structural design.


Sean McDonald, EI

Project Engineer

Sean received his B.S. degree in Civil Engineering from North Carolina State University. Sean has several years of experience in geotechnical and construction materials testing. Sean also has experience in residential structural inspections.


Tanner Troyer, EI

Project Engineer

Tanner received his B.S. degree in Civil Engineering from North Carolina State University. Tanner has several years of prior construction experience during his time working in residential construction, and he has experience in residential structural inspections and evaluations, as well as residential structural design.


Madison Frank, MCE, EI

Project Engineer

Madison received her B.S. and M.S. degree in Civil Engineering from the University of North Carolina at Charlotte. Madison has experience in construction materials testing and telecommunication tower evaluations.


Joni Blair

Office Manager

Joni received her B.A. in Speech Communication from North Carolina State University. Joni has experience as a communications coordinator, production coordinator and producer. Joni assists our clients and our office in scheduling inspections, drafting proposals and bookkeeping.
